The community of Rossmoor was developed over a 30-plus-year span. Numerous neighborhoods are spread throughout the valley around the 27 holes of golf and in the hillsides, all with different architectural styles, character and price ranges. There are four different types of housing available: co-ops, condominiums, single-family homes and congregate living.
There are 18 different homeowners associations in Rossmoor’s neighborhoods—called Mutuals. Each Mutual has its own board of directors. For more information about the Mutuals and to see a map, please visit How We’re Managed/Mutuals.
Residents living in Rossmoor’s co-ops are stockholders and members of a housing corporation and have renewable and resalable rights to occupy a specific dwelling unit.
Residents living in condominiums hold title to all living space within the dwelling unit from the inside walls inward, plus an individual interest in all the common property within the Mutual.
Rossmoor’s Horsemans Canyon Neighborhood, nestled in the hills and surrounded by open space, has 63 single-family homes.
Congregate living offers independent living in separate units, with the benefit of additional services and being able to share some activities of daily life with other residents.
