// COOPERATIVE OWNERSHIP
In a Cooperative (Co-op), you don't own your specific unit directly. Instead, you own a share of stock in a corporation that owns the title to the building and land.
Your share gives you exclusive rights to occupy your manor (home) and participate in community decisions. The biggest advantages? Your unique property taxes are added onto your monthly HOA fees (called "coupons") and the corporation handles most of the external building maintenance and grounds.

Understanding Share Ownership
When you "buy" a co-op manor, you're actually purchasing one share of stock in the cooperative corporation. Here are the highlights of owning a co-op in Rossmoor:
Member has the exclusive right to occupy a specific unit in a building.
Members have use of all common areas and amenities and a proportional interest in the entire property.
Property taxes owed for their manor are added onto the monthly dues that the member pays.
The Mutual is responsible for exterior maintenance, the water heater and heating and cooling systems, as well as any Mutual-owned appliances.
One covered carport is assigned per unit.
Certain financial requirements must be met by co-op purchasers who are not using share loan financing to make their purchase (see policies in the Mutual's governing documents).
