Development of Rossmoor began in 1963, and today there are approximately 6,700 residential units in three cooperatives, 14 condominium and one single-family home developments (referred to as Homeowner Associations or HOAs).
Forty percent of the homes are garden-style duplexes to four-plexes, and the remaining are either mid-to-high-rise, and one area of 63 individual single-family homes. Homes vary in price from low $200,000–plus for some cooperatives, from $400,000 to $800,000 for condos, to $1 million and up for single-family homes and garden style condominiums. At least one resident must be 55 years of age or older to live in a home in Rossmoor. The average age is 77.
Residents of Rossmoor need to be able to live independently. On-site skilled-nursing facilities are not available. Rossmoor does, however, have congregate housing in a 300-unit condominium facility called The Waterford where residents receive meal, housekeeping, recreational and other on-site services. The community of Rossmoor was developed over a 30-plus-year span. Numerous neighborhoods are spread throughout the valley around the 27 holes of golf and in the hillsides, all with different architectural styles, character and price ranges.
There are four different types of housing available: co-ops, condominiums, single-family homes and congregate living. There are 18 different homeowners associations in Rossmoor’s neighborhoods—called Mutuals. Each Mutual has its own board of directors. For more information about the Mutuals and to see a map, please visit “For Residents/Mutuals“.
Co-ops Residents living in Rossmoor’s co-ops are stockholders and members of a housing corporation and have renewable and resalable rights to occupy a specific dwelling unit.
Condominiums Residents living in condominiums hold title to all living space within the dwelling unit from the inside walls inward, plus an individual interest in all the common property within the Mutual.
Single-Family Homes Rossmoor’s Horsemans Canyon Neighborhood, nestled in the hills and surrounded by open space, has 63 single-family homes.
Congregate Living Congregate living offers independent living in separate units, with the benefit of additional services and being able to share some activities of daily life with other residents. The Waterford is a 300-unit congregate living condominium development situated on 16 acres in Rossmoor. The condominiums are occupant-owned.
On the premises are a grand living room with bar and piano, gracious dining rooms, a friendly cafe, libraries, craft studios, club and entertainment rooms, a beauty salon and barber shop, an exercise room and guest rooms. Services for residents include 24-hour reception, fine dining daily with optional meals available, weekly housekeeping, and organized social activities.
